Rates are for 2 people we can add a third person for a extra 15 USD per night in some units .

To confirm a reservation, a deposit of one-half of the total rental fee must be received within two weeks of making reservation. Balance is due 2 weeks before arrival, and keys will not be given to guests unless the payment is ready at that time, no exceptions, regardless of reason.

Cancellations December to April
Reservations canceled 30 days or more before the arrival date have a 10% charge.
Reservations canceled from 15 to 29 days before the arrival date have a charge of 2 nights
Reservations canceled less than 15 days in advance have a 100% charge.

Cancellations from May to November
Cancellations made 15 days or more before the arrival date apply a charge of 10%.
Cancellations made 3 to 14 days before the arrival date apply a charge of 2 nights.
Cancellations made 0 to 2 days before the arrival date apply a 100% charge.

If cancellation is necessary,  One change in reservation dates may be done with no charge up to 30 days before arrival; additional changes will be assessed a Cancel fee of $25 each.
